Newark FBI Headquarters, on the Passaic River waterfront, across McCarter Highway from the NJ Performing Arts Center and along the route of a proposed waterfront park, is part of an effort to reintegrate the Passaic waterfront into the fabric of downtown Newark. Six retail spaces, as well as mechanical and mixed-use spaces, occupy the ground floor. Above is a four-story 240,000-square-foot parking garage, topped by a seven-story, 235,000-square-foot office component. The framing for both is concrete slab on metal deck supported by composite steel beams and girders. The office tower girders have a maximum span of 55 feet. The pile foundation penetrates existing silt and clay layers and is founded on rock at various depths. The facade is a combination of brick and banded windows to the south, east, and west and faceted curtain wall to the north.
