Weidlinger Associates performed a limited site investigation to observe damage caused by the 2004 Hurricanes Charley, Frances, and Jeanne. The property includes a 12-story, 67-unit building with single-level subterranean parking garage, first-floor parking deck, and swimming pool. The roof, which dates from 1995, had sustained damage and was replaced two months prior to the site visit. The building, constructed in the early 1980s, has a reinforced-concrete frame, with reinforced-concrete and concrete masonry unit shear walls. It has six towers and three two-story elevator machine rooms on the roof. The first floor contains the manager's office, exercise room, game room, and meeting room. Interior partition walls are light-framed metal stud walls with drywall sheathing.
