Fidelity Building Class A Upgrade (245 Summer Street)
Infrastructure upgrade of 16-story office building, including addition of canopy, green roof, and auditorium, mechanical structures, and other Class A amenities. LEED Silver.
An office building owned by Fidelity Investments, originally engineered by Weidlinger, was upgraded to Class A status. The updating of mechanical systems and tenant spaces encompassed a mix of large- and small-scale projects. Accomplished over the course of several years, the work included assessing the capacity of existing structural elements to support additional mechanical equipment; supporting modifications to use of space; analyzing the soil loading for a new green roof; and assessing the effect of rooftop mechanical screens and platforms for large and small equipment.
Weidlinger designed member and connection reinforcement as required; new framing for infill of existing floor openings and new penetrations; new roof infill over an existing mechanical well; and a new canopied green roof Weidlinger also designed raised-seating platforms for a new auditorium and a hanging support grid for mechanical equipment and ceiling over the auditorium; support framing for folding partitions, a reconfiguration of the building entry (including glass canopy and pedestrian plaza); and a modification of egress stairs to support new glass rails.
